Detroit warehouses and retail storefronts deal with real punishment. Forklift bumps, constant cycling, Michigan winters that seize hardware overnight, and the occasional delivery truck that clips the curtain. We install and repair commercial roll-up doors built for that environment. Whether you run a distribution center off I-94, a strip-mall storefront on Gratiot, or a manufacturing floor in Warren, we stock commercial-grade parts and typically handle repairs same-day. When a door goes down, every hour it stays down costs you money. Our emergency line runs 24/7 for exactly that reason.
Built for Detroit commercial work
A roll-up door is different from a sectional door. Instead of panels that fold back along the ceiling, the curtain coils around a barrel mounted above the opening. That design is what makes them practical for tight headroom, high-frequency cycling, and openings that need to stay clear of obstructions. Most Detroit warehouses use them for exactly that reason.
We install and service all major commercial roll-up door brands including Overhead Door, Cornell, Wayne Dalton, Cookson, and Janus. Our service trucks carry replacement slats, springs, motors, and hardware so most repairs close out in one visit. We also offer scheduled maintenance contracts for facilities that need regular inspections without coordinating a separate service call each time.
- All major commercial brands stocked and serviced
- Same-day service for most metro Detroit locations
- Parts stocked on service trucks, not ordered after arrival
- Fully licensed and insured for commercial properties
How a roll-up door works
Unlike sectional doors that fold along tracks, a roll-up curtain coils around a barrel mounted inside the header. That barrel stores all the stored tension from the counterbalance springs. When the door opens, the curtain winds tighter around the barrel. When it closes, the curtain unrolls back down. The whole mechanism lives in a compact space above the opening, which is why roll-ups work where sectional doors won't fit.

Door types we install
Not every commercial application needs the same door. A walk-in freezer opening has different requirements than a retail counter window. We install and service all four main roll-up types used in Detroit commercial buildings.
Service doors
Heavy-gauge steel curtains for standard warehouse, loading dock, and industrial openings. The workhorse of commercial roll-ups. High cycle ratings, straightforward service.
Warehouses, distribution, industrial
Fire-rated doors
UL-listed fire doors rated for 1.5 to 4 hours. Required by code in many Detroit commercial buildings with common-wall fire separations. Fusible link or electric release.
Code-required fire separations
Insulated doors
Foam-core curtain sections with thermal breaks. Reduces heating and cooling loss in climate-controlled facilities. Worth the cost when the door opens dozens of times a day in a Detroit winter.
Cold storage, conditioned warehouses
Counter shutters
Smaller-opening security shutters for service windows, concession stands, pharmacies, and retail counter pass-throughs. Manual or motorized. Solid or vision-panel curtain styles.
Retail, food service, pharmacies

Manufacturing and industrial
Heavy-duty service doors rated for industrial environments. Fire-rated models for code compliance in facilities with fire separation requirements.
Auto shops and dealerships
High-cycle doors for service bays that open and close dozens of times a day. Detroit auto service depends on doors that don't go down mid-shift.
